A fractional is just a property in which you get deeded title to a 'fraction' of the property rather than the whole property.  The concept is becoming increasingly popular with vacation homeowners who wish to keep part ownership in their vacation homes, and at the same time tap into some of the equity in the home by selling off parts (fractions) of the home.  Many resorts, including The Ritz Carlton and Four Seasons Hotels have seen the benefit of fractional residences, and are selling many such properties to owners interested in a luxury vacation home for a fraction of the year.
